Electrical compliance refers to ensuring that a building’s electrical systems meet legal safety standards and regulations, such as BS 7671. This includes regular inspection, testing, and maintenance to reduce risk of electric shock, fire, and system failure.
An Electrical Installation Condition Report (EICR) is a formal inspection of a building’s electrical systems. It identifies defects, deterioration, and safety risks, helping duty holders ensure compliance and prevent hazards.
Most commercial properties require an EICR every 5 years, or more frequently depending on the environment, usage, and previous results. High-risk environments may require shorter inspection intervals.
• C1 (Danger Present): Immediate risk—requires urgent action
• C2 (Potentially Dangerous): Needs prompt remedial work
• C3 (Improvement Recommended): Not unsafe, but should be improved
C1 and C2 issues will result in a failed EICR.
Portable Appliance Testing (PAT), also known as Electrical Equipment Testing (EET), involves checking electrical appliances for safety. While not legally mandated at fixed intervals, it is required to demonstrate duty of care under health and safety laws.
The Responsible Person, such as an employer, landlord, or facilities manager, must ensure that electrical systems are safe, maintained, and regularly tested in line with regulations.
Non-compliance can lead to:
• Increased risk of fire or electric shock
• Failed inspections and enforcement action
• Invalidated insurance policies
• Legal penalties or prosecution
Fixed wire testing is another term for an EICR. It assesses the condition of permanent electrical installations, including wiring, distribution boards, and circuits.
Thermal imaging identifies overheating components within electrical systems, such as loose connections or overloaded circuits, before they fail or cause fire.
The primary standard is BS 7671 (IET Wiring Regulations). Compliance with this standard ensures installations are designed, installed, and maintained safely.
